Many of America’s states border oceans and gulfs, and this specific coastal climate impacts paver structures in an extreme way due to high humidity, salty precipitation, and intense UV rays. These harsh environmental conditions accelerate their discoloration and deterioration, while also creating joint instability that affects functionality.

The most common type of pavers used along the coastal U.S.A. are made of concrete or brick. Each of these are a highly porous material that absorbs water easily, creating an ideal environment for mold and mildew growth, as well as other common problems like Efflorescence, vegetation growth, insect infestation, washout depressions, and root incursion.

Concrete paver restoration (cleaning, sanding, and sealing) is a process that takes pavers, even newly installed pavers, beyond its perceived image as just another construction material and transforms older, faded pavers into an attractive, vibrant, and innovating medium for your home’s curb appeal, while still serving its function as an integral part of your hardscape. When you walk on the average 10–15-year-old paver driveway, patio, or pool deck you will notice it is dirty, the color is faded, the joints may have weed growth, perhaps a white haze on the surface, or the old sealer is peeling.  90% of the time this scenario requires more than just a pressure washing, and homeowners who hire their landscaper or handyman to address these issues, or worse yet try to handle it themselves, almost always end up with poor results.

Seacoast Driveways restoration process is multi-pronged and takes into consideration technical knowledge of building materials, chemical solutions, paver structure functionality, and coastal climate interaction.

We begin the restoration process by analyzing your pavers current condition, then repairing any uneven pavers, next we select the appropriate eco-friendly treatment to remediate any current surface problems, this may include stripping of previously failed sealer. This is followed by a 4,000-psi pressure wash and buff of the entire surface. Efforts are made to make sure the old sand is removed from the control joints, preparing them to be re-sanded with high-grade polymeric sand, then compacting the new poly sand for maximum stability.  Once the new sand has been compacted any excess sand is removed and the surface is then prepared for the application of the recommended sealer. Please keep in mind that the selection of the correct sealer is vitally important to not only bringing out the original color of the pavers, but also ensuring the longevity of the entire hardscape restoration by protecting it from harsh environmental factors.

In many cases, pavers that have remained unsealed for many years, professional color enhancement may be needed. Due to the lack of protection, in combination with the salt in our coastal rain, and moisture from high humidity, the surface of your pavers can begin to erode, causing unattractive color differences in tones while also exposing the aggregate in the pavers themselves. In general, the extremely faded, dull, and lifeless appearance of the unprotected pavers may require the bold action of color enhancement.

The color tints we use are semi-translucent dyes designed to soak deep into the pores and give permanent rich colors to your pavers. Color enhancement is an art that is best left to the professionals at Seacoast Driveways.

Color enhancement projects may require multiple colors to achieve the best results. We do provide more detailed information about the color enhancement process in person, including how important our techniques are, and why we choose the products we use.

 

Increase the longevity of your new concrete pavers by applying a protective penetrating sealer to the surface. Penetrative sealing is the best way to guard your pavers and other concrete surfaces from stains and to prevent moisture from seeping into the substrate and pores of the pavers while allowing ground moisture underneath to evaporate through the surface.

Left unsealed, pavers will retain water for extended periods of time, which promotes mold and mildew growth. Meanwhile, sealing your pavers prevents mold and mildew from forming on the surface for a prolonged period. After protective sealing is completed, most common driveway stains and accidental patio or pool deck spills clean off with a simple rinse from your garden water hose. This water retention can also work its way into the control joints causing instability leading to shifting pavers over time.

Maintenance Program

 

One of the most important aspects of our service is providing all our clients with an excellent maintenance program that protects the investment you have made in your paver hardscape indefinitely. This annual maintenance is critical for the longevity of your restored pavers and provides long-term value. Don’t forget that our coastal climate is one of high humidity, salty precipitation, and above-average UV rays that accelerate the deterioration of your pavers. Your participation in this maintenance program is optional but will continue to validate your 2-year warranty.

The annual maintenance membership fee is based on square footage and ensures that any additional services/products provided will receive a significant 30% discount.

  • Provide an annual visual inspection and analysis of the entire paver surface, including control joint stability assessment.

  • Provide proactive solutions to address problem issues quickly.

  • Provide a gentle wash and spot cleaning of affected paver surfaces to remove general dirt. (If needed)

  • The surface may be opened for use immediately after completion of service.

  • This service may be repeated every year with continued program participation.

*All services comply with ICPI (Interlocking Concrete Paver institute) standards.

**For maintenance program discounts and conditions of a valid warranty, the customer must have Seacoast Driveways perform the annual maintenance service or the discounts and warranty will be voided. For your convenience, Seacoast Driveways will send you a yearly reminder, then call to schedule service.

  • Provide a visual inspection and analysis of the entire paver surface, including control joint stability assessment.

  • Provide proactive solutions to address problem issues quickly.

  • Provide a soft wash of your entire paver surface to remove mold, mildew, dirt, and other possible contaminants. (If needed)

  • Reapply and compact polymeric sand in various control joints to establish continued joint stability and ensure proper joint functionality. (If needed)

  • Perform a porosity test to evaluate and reaffirm the effectiveness of the current sealed paver surfaces. If needed, the client may choose to have another coat of appropriate sealer applied to provide another layer of protection to your pavers. An additional charge for sealer is applicable but at the 30% discounted rate.

  • The surface may be opened for foot traffic 24 hours after completion of service, and 48 hours after completion for vehicle traffic.
